PREPARING YOUR HOME FOR SALE
First impressions count, but preparing your home for sale doesn’t have to be daunting. By following our simple steps, you can make your home picture-perfect in no time.
First impressions do count
One of the first things you should do is walk through your property with fresh eyes and imagine you are a potential buyer. Is your home welcoming, bright and feel spacious?
Is it clean and well cared for, or cluttered and dusty? Can people easily imagine themselves living there, or is it too busy with personal items?
Putting a little effort into preparing your home for sale can make a significant difference. Not only can it accelerate the process of selling faster, but it can also contribute to an increase in the final price.
Also, check that roofing, gutters, windows, balustrades, driveways, footpaths, walls and garden areas are all functional and clean and remember to keep the garbage bins out of sight. Placing a doormat outside your front door shows you care about keeping your property clean.
Check that the street number is clearly visible and external lights work – often, people will take a drive to have a peek at night.
A freshly painted front door will help your home look fresh and inviting. Potted plants on either side of the front door also help.
Remember - keep it simple and not clutter the space.

The room that sells: The Kitchen
Start by clearing everything off the benches so the space is clean and functional.
If appliances such as the oven and dishwasher are outdated and worn, consider replacing them with new ones. A fresh coat of paint can work wonders in a drab kitchen.
Applying primer and paint to worn tiles can also make a huge difference.
Consider adding new cabinet doors or changing the handles of your cupboards and drawers for a nice effect.
Installing fluorescent or spotlights under the top cupboard can provide light for work areas.

Living Areas
If your living area is small, reduce clutter and find ways to maximise the space.
If you have low ceilings, keep furnishings below waist height and limit the number of pieces. Floors are the most expensive part to replace in a living room, and buyers will note whether they need replacing.
Carpet clean all your carpets; if you have timber floors, it would be worth considering sanding and recoating. When selling, the best advice is to keep things neutral.

Bathrooms
Silicone sealant can be a great way to refresh a bathroom, especially if your current seals or grout look a little worse for wear. Also, bathroom silicone sealants protect from leaks, giving it a smooth finish.
To add a modern touch, try replacing the taps.

Bedrooms
We always hear from buyers that; The bedroom size matters!
Use neutral colours to make your bedrooms seem larger and reduce the amount of furniture.
If you have a small bedroom, try using a double bed instead of a queen or bunk bed in a children’s room. Remember, less is more.
Create a sanctuary with lighting. Consider adding dimmer switches and bedside lamps. Add a touch of luxury with fresh linen, puffed-up pillows and extra cushions; use a throw at the end of the bed.
A feature chair, perfume or cologne bottle and a candle on display go a long way to adding a nice touch.
Garden
Weed your garden and keep the lawn trimmed. Remove any dead plants or branches. Pots of colour can work wonders. Define borders with plants such as small shrubs or grasses.

This is the most common method. In a private sale treaty, you will:

In a sale by tender, you invite potential buyers to submit an offer (‘tender’) for your home.

SELLING BY AUCTION
An auction is a public sale that happens at a specific date, time and place.
Prospective buyers bid for your home. The highest bidder enters into a contract to buy your home at their offered price. They must sign a contract immediately.
There are serious penalties if they cannot finalise the sale on time.
